It's been an interesting 6 months here in the Catskills as we all watched in horror and fascination the economic meltdown taking place across the country, but that being said it seems that buyers are now beginning to return to the market--some unrealistic bargain hunters, it's true, but also some realistic and ready-to-do business types as well. They are savvy enough to realize that this is a great buying opportunity now--with prices having receded 30% or more since 2005--and some of these current prices are even negotiable yet.

Seller's have been adding to the mix these days, because their high-flying days of 2005-2006 have been put in a new context, and they are more ready to deal, and, in fact, have reduced many of their prices.

So, I tell my Buyer clients,--look for value on a case by case basis--some properties are great values--and I tell my Seller clients--don't give it away, but be ready to deal within reason--and, under these guidelines, there are, indeed, deals being done!
